Student Housing

When you visit these apartment complexes, mention my name, Lee Davis with CU-ICAR and you will receive the following perks/benefits below.  Additionally, when you visit each website or you talk with each apartment manager, make sure that you are aware of additional fees that you may be responsible for in addition to your rent.  These are usually one time fees to be paid before you move in.  For example: Application fee, Administrative fee, security deposit, etc. 

Also, you will be asked to provide a record of at least one year of rental history.  If you cannot provide at least one year, the apartment manager has the right to ask for a month of rent in advance.  Keep in mind that almost all apartment complexes are now performing criminal background and credit checks on all potential occupants.  If you have a criminal record, your application may be denied.

Last, be sure to inquire about what utilities you will be responsible for.  Sometimes, water is free.  In other cases it may not be free.    Possible utilities you may be responsible are: Cable, water, sewer and trash.  You don't have to purchase cable but you will have to pay for water, sewer and trash.
